The last photography tour I took with Nick Melidonis was to photograph the ‘white villages’ of Adalucia, Spain. We were a group of amateur photographers ranging in expertise from beginner to very competent. We travelled by small private bus in the mountains, staying in local hotels full of charm and character. In addition to Nick’s workshops and support, the more experienced photographers were generous with their knowledge and we were constantly learning tricks and tips to make our photographs and movies outstanding.

When I bought an investment property  many years ago I didn’t ask for a property inspection report. The real estate agent promised me that just by spending a few thousand dollars improving the deck I could expect a quick $20,000 clear profit in two months. At that time I was looking for new ways to invest  and uncharacteristically launched myself into the challenging world of home improvements without much preparation, let alone a property inspection report.

In no time I found a very reliable contractor who would improve the deck. But of course as soon as he looked at the verandah he pointed out the wooden boards would need to be replaced, and that would affect the flow through to the front rooms.

The house was old, one could say ‘heritage’ almost. I was rather taken with the romantic idea of putting new wooden floorboards through the house. It appealed to my sense of aesthetics. In replacing the flooring throughout it was soon discovered that there was a rising damp problem in some of the rooms.

Once the floorboards were lifted, we saw that the joists under the main room floor needed to be replaced. And so it went on.

Whoever said “renovators of old houses need to have deep pockets”, was right. Soon I was dedicated to remedying poor workmanship and years of neglect. Somehow I lost sight of the goal which had been to resell at a profit within a short time.

Ask For a Recent Property Inspection Report

If I’d known better, I would have called for a professional house inspection before entering a buy contract. I would have received a property inspection report as a result. Australian home owners often build houses with the intention of living in them for just a few years before selling for a capital gain. Under the current legislation, this is a very effective tax minimisation strategy.

However, when a building is developed for a short term gain we have to anticipate that even in comparatively new houses, quality finishing may not be in the budget of the home owner.

It’s usually not until after five years that the cost of low quality finishing starts to show. Spending an hour to view a property and falling in love with the appearance is not the best way to make a major investment decision. When going on a shopping spree for a new house or office, take a checklist of priorities with you.

Drop a compass into your pocket to ensure the orientation is the best for light and climate. Be aware that what you see is not always what you get. Ask to see a recent property inspection report and even strata reports if applicable.

Delays in Decisions Can Collapse a Deal

In a buyers’ market, sellers must prepare and price their properties well if they hope for a quick sale. Buyers have the luxury to be able to take their time over making offers. If this is you, it’s an ideal opportunity to insist on a property inspection report or to make an offer subject to a satisfactory report. A smart vendor will have a very recent property condition report on hand to give buyers confidence. In slow markets, delays in decisions work against the seller.

Ethan Marrell, experienced film maker and comedian, has created Corporate Cinematic Challenge’s hot package for corporate team building movies Perth, where companies can stimulate their staff and their clients while gaining kudos and loyalty for being such an imaginative corporation.

Four or five groups of 8-12 people spend one day to shoot their film, resulting in a different movie per team. Ethan will advise the optimum total group number for each organisation’s corporate team building goals.

The challenge is to work together in teams of 8-12 people to shoot the film.

How does it work? No film-making experience is necessary as participants are guided to shoot a range of micro films that have been penned specifically for your organization.  They can be interpreted in any chosen style, such as romance, comedy, thriller, filme noire or action. Everything you need is supplied, but if a car chase is envisaged, you’re recommended to bring your own Maserati.

Production takes place on location at the Film & Television Institute, Perth, Western Australia. However it can be adapted to other locations where film-making facilities are available. This can be discussed with Ethan.

Filme Noire

Genre based scripts are pre-prepared for the company prior to the event and can project whatever message the organization wants to emphasise.

Everyone in the team is assigned a film-making crew role. There will be a Director for the day, an Actor, a Gaffer, a Cinematographer, a Sound Recordist, a make Up Artist. Each team is mentored by an industry professional. Laughter and excitement is guaranteed.

Your Website Needs Professional Photographs

Serena is the excellent photographer who took the professional photos for our serviced office Perth in the early days.  Any good photos you see on the Swanbourne Business Centre website are most likely the work of Serena and I’ve never regretted investing in this early album of professional photos.  We have used them for brochures, websites, article directories, local directories and press releases. Often they have been demanded at short notice so it’s been useful to have the files of  both high and low resolution photographs, provided by Serena when she completed the job.

When presenting your business to the public  it is important to portray a professional image, because the initial presentation can either make or break the relationship.  Just as fun or imaginative  images entice us to read a newspaper article, so professional images will present  your business as you wish it to be and invite further reading of your written material.

Because of the convenience of the iPhone, I use my iPhone camera for most quick personal photos and even for short videos. Convenience so often wins out over excellent results. Of course I know the results are much better when I take the time to set up a shot and make the correct settings according to the conditions.

There’s no contest.

That’s why I’m going to take myself off to the next Code Lime photography course in Perth end of May. After which I’ll take another photograph of Serena and you should be able to see a huge improvement. Thereafter, when our business centre needs new images for its own website or if our clients need help with their website and social media content, I may be able to take the photographs myself.

Serena has joined with Sydney photographer Andrew Thomasson to offer two exciting courses to ‘take your camera off the auto mode’.  There will be a one day beginners course Friday May 27  10am-6pm which will be repeated on Saturday May 28.

A follow up day which is nominated  ‘advanced course’ will be held Sunday May 29th.

After 15 years practice I now understand the energising power of yoga and how beneficial it is to learn yoga correctly from a highly trained yoga teacher.  Practising yoga will help you  keep balance in your life. Making time for stretching and relaxing allows us to cope more readily with business stress. If we take care of our health  we’ll be in better shape to take care of our business. Many Styles of Yoga

Yoga can be challenging or calming – there are many varieties and it would be a mistake to think Yoga is all gentle, sleepy and feminine. Some yoga is strenuous, challenging and invigorating. Kirtan Yoga is singing rather than movement. You can mix and match the styles according to your physical condition or daily preference.

As for thinking yoga is the domain of women, it’s noticeable how many football and rugby players now join the ranks of early morning yoga practitioners. Their trainers have made them aware of the importance of strengthening their core muscles. This results in fewer serious accidents or torn and strained muscles on the field.

If you have not already done so, the time is right to bring Yoga into your life. It’s the single best treatment I have discovered for my own wellbeing. More than running on the beach, going to the gym, cycling in the park, Yoga takes care of all the muscle groups, opens the channels of energy pathways, calms the nerves and soothes the mind chatter.
